Notice of Public Auction for Treasurer’s Deed

To all current occupants, owners, parties of interest, and to all others listed on the mailing list on file at the Treasurer’s Office:
You are hereby notified that on November 19, 2020, the Treasurer of Baca County, Colorado, sold a tax lien on the following property at public sale to Kurt Mitchell Cogburn (“COP HOLDER”):

1% of 79.30% of ½ Mineral Interest Lots 3, 4, Northeast Quarter (NE4), Section 19, Township 32 South,
Range 44 West of the 6th p.m., 248A (1A)
1% of 79.30% of ½ Mineral Interest Northwest Quarter (NW4), Section 20, Township 32 South,
Range 44 West of the 6th p.m. 160A (1A)
Situate in the County of Baca, State of Colorado
A Certificate of Purchase was issued to the COP HOLDER for unpaid property taxes for the year 2019-2024. The property was assessed in the name of John D. Pieper LLC (“PROPERTY OWNER”).
On August 25, 2025, Kurt Mitchell Cogburn (“LAWFUL HOLDER”), the current certificate holder, filed an Application for a Public Auction of a Certificate of Option for Treasurer’s Deed (COO), under C.R.S. 39-11.5-101.
NOTICE: The property will be sold at public auction to the highest bidder at 10:00 a.m. on Wednesday, May 20, 2026, at Baca County Courthouse 741 Main Street Suite 2, Springfield, Colorado. The sale will include the real estate and all interests held by the Lawful Holder, along with applicable fees, costs, and legal charges.
The notice will be posted in the following locations: Baca County Treasurer’s Office, Baca County Clerk’s Office, Baca County Assessor’s Office, and Town of Springfield.

Said property may be redeemed at any time prior to the actual Public Auction.
