You are hereby notified that on November 17, 2022, the Treasurer of Baca County, Colorado, sold a tax lien on the following property at public sale to Terry Freed and Connie Freed (“COP HOLDER”):

2/15 Mineral Interest Lots 10, 12, 13, 14, 17, 19 of Tract 69, Section 01, Township 33 South, Range 45 West of the 6th p.m. 117A (16A).
2/15 Mineral Interest Lots 18, 20 of Tract 71, Section 01, Township 33 South, Range 45 West of the 6th p.m. 11A (1A).
2/15 Mineral Interest Lots 3, 4, 7, Section 12, Township 33 South, Range 45 West of the 6th p.m. 53A (7A).
2/15 Mineral Interest Lots 1, 2, 5, 6 of Tract 71, Section 12, Township 33 South, Range 45 West of the 6th p.m. 107A (14A).
Situate in the County of Baca, State of Colorado
A Certificate of Purchase was issued to the COP HOLDER for unpaid property taxes for the year 2021-2024. The property was assessed in the name of Eugene H Frink Jr Trust (“PROPERTY OWNER”).
On August 13, 2025, Terry Freed & Connie Freed (“LAWFUL HOLDER”), the current certificate holder, filed an Application for a Public Auction of a Certificate of Option for Treasurer’s Deed (COO), under C.R.S. 39-11.5-101.
NOTICE: The property will be sold at public auction to the highest bidder at 10:00 a.m. on Wednesday, April 22, 2026, at Baca County Courthouse 741 Main Street Suite 2, Springfield, Colorado. The sale will include the real estate and all interests held by the Lawful Holder, along with applicable fees, costs, and legal charges.
The notice will be posted in the following locations: Baca County Treasurer’s Office, Baca County Clerk’s Office, Baca County Assessor’s Office, and Town of Springfield.

Said property may be redeemed at any time prior to the actual Public Auction.
