Why Are Your Property Taxes More This Year?
Property tax statements will be mailed to property owners soon, and you will probably notice that your bill is more than it was last year. Here are a few reasons for the increase:
- The temporary discounts have expired. For the 2023 (paid in 2024) and 2024 (paid in 2025) tax years, the Colorado legislature provided a $55,000 reduction for residential properties and a $30,000 reduction for commercial properties. This reduction helped lower property taxes for those two years, but it is not in effect for the 2025 tax year (paid in 2026). The new tax statement will reflect the full value of the property.
- Local governments and districts have added property tax increases through ballot measures to fund services. The Walsh Hospital District voters voted to increase their mill levy during the last election.
- Every two years, property in Colorado is reappraised. 2025 was a reappraisal year, and all property in the county was revalued. The residential assessment was based on comparable home sales from July 1, 2022, through June 30, 2024. The commercial assessment was based on comparable property sales from July 1, 2019, through June 30, 2024. Baca County did see an increase in residential and commercial values. A Notice of Valuation with the updated value was sent to property owners on May 1, 2025. Property owners had the opportunity to appeal the new value during the protest period. The period for appealing your property values (not your taxes) in 2026 is from May 1, 2026, through June 8, 2026.
